A restoration of a 110 year old classic.
This home was a true labor of love.
A grand 110 year old home had sadly suffered from significant neglect, poor workmanship, illegal works and major structural failures in progress.
During a review of the structure, we found the entire rear corner (including upper floor) of the 2 storey house had subsided (within non reactive soil), previous owners had concealed a subsiding floor slope of 1 inch per foot with another false floor within the upstairs bedroom / bathroom, the kitchen (located 35ft away from the exterior) leaked over the stove during rain, kitchen and dining area lights shorted out during rain, all despite having a second floor above it, together with leaking gas, ‘fake’ appliances, mold within walls, exposed wiring shorting out within walls and leaking / blocked plumbing as just a few of the major problems discovered. The issues were extensive.
It appeared the home had been ‘too hard’ to fix over the years and each previous owner had simply concealed and covered up the increasing damage to the point that the home was both structurally unsound and unsafe to be lived in.
We investigated, CAD designed, documented and obtained both permits and heritage approval for a new layout sympathetic to the original, undertook the major restoration works and structural repair in addition to building the extensions planned in a sympathetic manner to the original layout.

Structural failure in progress.
The master bathroom contained a free standing bath within a bay window bump out. The entire structure was supported by a single joist under such strain that despite being a hardwood had deflected and was now in the process of rolling prior to complete failure. Had the bath ever been filled then the failure would have been significant.
Exposed power in wall!
A high voltage live (tested showing current) wire was found within the lower floor kitchen wall that had been subject to water leaks and was filled with bird droppings / leaves.
This was a major fire hazard waiting to erupt
Mold within walls
A second floor room subject to leaks from both the roof above, water pipes within the walls and no ventilation led to extensive mold growth in the sheetrock and finished surfaces.
The moisture showed the path to the leaks in the floor space and ceiling above the kitchen
